Application Fee

We require a standard fee of $60.00 USD per person to apply for tenancy for one of our managed rental properties. Anyone over the age of 18 is required to apply and be added as tenants to the lease, even if they are not financially contributing to the lease. The application fee is non-refundable.

If the property is no longer available when your application is received, your application will not be processed, and we will refund your application fee in full. Deposits & other fees associated with securing a lease:

  1. Security Deposit: Equal to one month's rent
  2. First Month's Rent
  3. Monthly Additional Fees: Residence Benefits Package: $64.95/month
  4. Pet Rent, if applicable.
  5. Pet Profile: $30 per pet. If you have a pet, that is not a service or emotional support animal, upon acceptance of a lease, you will be prompted to fill out an application for your pet and create a pet profile, per pet.

Type of information accessed in tenant screening: Credit report, landlord references, income verification**

Do not submit bank statements as proof of income unless it provides additional income information. Bank statements will not be used as primary proof of income.
