Application Fee

We require a standard fee of $52.00 USD per person to apply for tenancy for one of our managed rental properties. Anyone over the age of 18 is required to apply and be added as tenants to the lease, even if they are not financially contributing to the lease.

Applicants have the right to a refund of any unused part of your application fee. If the property is no longer available when your application is received, your application will not be processed, and we will refund your application fee in full.

Deposits & other fees associated with securing a lease:

  1. Security Deposit: Equal to one month's rent
  2. First Month's Rent
  3. Monthly Additional Fees: Residence Benefits Package: $64.95/month
  4. Pet Rent, if applicable.
  5. Pet Profile: $30 per pet. If you have a pet, that is not a service or emotional support animal, upon acceptance of a lease, you will be prompted to fill out an application for your pet and create a pet profile, per pet.

Type of information accessed in tenant screening: Credit report, landlord references, income verification**

Do not submit bank statements as proof of income unless it provides additional income information. Bank statements will not be used as primary proof of income.

Criteria that will result in automatic denial: Incomplete information only. You must provide all required documents to be considered.

Criteria that may result in denial [in some cases]: Credit score under 650, income less than 3.5 times monthly rent, credit history, landlord reference.

Consumer Reporting Agency "CRA" used: Appfolio Inc. Consumer Relations, 50 Castilian Drive, Goleta, Ca. 93117.

Applicants have a right under the Fair Credit Reporting Act to know the information contained in your credit file at CRA. Applicants have a right to a free copy of your credit report from CRA if you request it no later than 60 days after applicants receive a denial notice. In addition if applicants find that any information contained in the report they receive is inaccurate or incomplete, they have the right to dispute the matter with CRA.

Number of rental units that became available for rent each calendar month in the housing provider's prior fiscal year – [one, per individual owner is typical].

Number of days we will respond to your rental application with an approval or denial: 14 business days or less.

Prospective tenants have the right to dispute any information relied upon by the housing provider that is inaccurately or incorrectly attributed to the prospective tenant or is based upon the housing provider's use of prohibited criteria, and the right to receive a response from the housing provider regarding any information disputed by the prospective tenant.

Prospective tenants have the right to file a complaint with the Office of Human Rights or pursue civil action via the Superior Court of the District of Columbia ("Superior Court") if they believe the housing provider has violated § 42–3505.10 tenant screening of the Code of the District of Columbia.

**Chambers Theory gladly accepts housing vouchers and other rental housing subsidies as a source of income.
