Every client and every property are different. Your circumstances may demand customization of services. We offer multiple service-level platforms and options in property management for you to choose the best service package for your needs and for you to have the opportunity to customize accordingly.
“Founders Circle” – These are the first 50 clients to sign up for Chambers Theory property management services. The scope and level of services are the same as Platform 2, but the pricing is discounted in honor of those first-fifty clients that help us initiate our business! Professional photography of the property is included in the leasing commission. This platform includes the move-in inspection, an interim inspection, and one at the end of the lease as well. Again, it’s the same as Platform 2 – but discounted pricing for our first-fifty clients! Rent Guarantee program at no additional cost – an opportunity limited only to our Platform 1 clients.
Full-Service Property Management services. Classic, arrangement of tasks, but through Chambers Theory you get more care, better results, and true value-added service. The property management fee is expressed as a percentage of rents collected for the duration of the account (discounts may apply to owners who are military, FSOs, or if they are placing multiple properties in our management care). Professional photography of the property is included in the leasing commission. This platform includes the move-in inspection, an interim inspection, and the Tenant move-out inspection at the end of the lease as well as the full-array of coordinating repairs, rent collection, contractor management, financial reporting, and other high-quality property management services. The Rent Guarantee program is included if Chambers Theory lists and leases the property to the Tenant.
AirBNB or Owner-Control Accounts. For clients who want property management services at a reduced fee structure, and they are willing to do more self-participation and take responsibility for some of the property management tasks themselves. The owner is essentially managing their property, but using Chambers Theory as a resource and for accounting/escrow organization and financing reporting. No professional pictures included in a listing for rent, no inspections included, no repairs to be initiated or coordinated by the property manager without written approval from the landlord (except in agreed upon emergency and after-hours situations). This platform does include collecting rent, reconciling management escrows, and paying vendors as well as 1099 tax reporting. The property management fee is reduced accordingly. An inspection package (individual inspections, or packaging the move-in/interim/move-out inspection) is available to Owners and inspection charges will be agreed upon in a separate addendum. Simply put, Platform 3 will provide good reporting and assistance to the owner trying to manage the home themselves [This property management model may be ideal for home owners practicing AirBNB or VRBO]. Whereas Chambers Theory will be a resource and a guide for the owner on repair needs and contractor suggestions, and we will offer after-hour emergency service repair calls, the owner is ultimately in charge of property inspections, coordinating the repairs, and managing the contractors directly.
“Glass House” Accounts. We will provide you escrow services and limited “concierge” real estate services. No property management or real estate services performed. In this platform we are just helping clients manage and organize home expenses through a reconciled escrow account and reporting tool. No rent collection. Chambers Theory will also be a resource if the client wants contractor recommendations (maintenance concierge). This is for the home owner looking for bill and escrow services via separating out the finances for their own primary home and is a valuable home expense tracking, bill pay, and contractor concierge service. This is a “no-tenant” management scenario when the owner wants a basic level of property management while the home is vacant, in a “snow-bird” type of seasonal home, or while the owner themselves resides in the property but wants the escrow services and financial reporting. Separate fees and packages may apply if owner wants to utilize 24/7 emergency maintenance & repairs services to have contractors available for repair needs in after hours emergencies, or, if the owner wants an independent inspection package.
All Platforms: Leasing commission Equal to One Month's Rent. If Chambers Theory has the property on the market and the Owner procures their own Tenant, post Chambers Theory marketing, then the Owner’s leasing commission will be reduced by 25% upon a ratified lease with that Owner-procured Tenant.
All Platforms: Additional inspections offered a la carte via separate agreement.
Rent Guarantee Program [What if the Tenant pays late, or doesn’t pay the rent?]:
Through Chambers Theory LLC, there is a limited-guarantee on the Tenant and the Rent. If the Tenant is evicted due to non-payment of rent then you will be credited a pro-rated share of the leasing commission on your next leasing commission charge. The rent guarantee only applies through Tenants procured and whose rental application was vetted through Chambers Theory, LLC.
If the Tenant pays the rent late, we split the late fees (10% of normal rent due) with you. Most firms keep the late fee for their collection efforts, we believe that your property manager shouldn’t have an incentive for the tenant to pay the rent late if you do not share in that incentive!
NOTE - Chambers Theory has none of the following charges that you might find with other property management firms:
• NO “Termination Fee” [Some firms will charge you to terminate your agreement!]
• NO annual charge for “Technology Use”!
• NO charge if the property is vacant (except for in the voluntary selection of Platform 4).
• NO “Maintenance call charges” [Some firms will charge you separately for each repair call!]
• NO “Maintenance surcharges” [Some firms will charge you a surcharge on top of repairs!!]
• NO charge for rent-collection/eviction (And we split the late fees with the Landlord!)
